| Spanish abstract | El presente trabajo tiene como objetivo principal demostrar las bondades que tienen las redes neuronales artificiales al estimar el precio de los inmuebles, conociendo la importancia de los diferentes órganos e instituciones financieras, el tener valores de mercado más apegados a las condiciones de mercado, mayor será la seguridad en la toma de decisiones en los diferentes escenarios; tratándose de instituciones financieras, su interés radica en conocer este valor para el financiamiento de préstamo con garantía hipotecaria, en los diferentes órganos de gobierno para cobrar los impuestos catastrales se sirven de este valor como base para la realización de diferentes trámites ante entidades públicas o particulares, las redes neuronales artificiales, y en concreto la red multicapa, pueden ser una alternativa para la estimación del precio |
| English abstract | The main goal of this paper is to show the benefits of Artificial Neural Networks (ANN) in the estimation of property value. Being conscious about the importance of the different financial systems and institutions, the closer the real state values were to market conditions, the safest decisions could be taken in all different scenarios. The interest when talking about financial institutions resides in knowing this value so they can offer financing with mortgage guaranty. Artificial Neural Networks, in particular multilayer networks, can be a useful alternative for costs estimation to those government institutions which are served by this value to collect property tax value as a basis to carry out the realization of different procedures with public or private entities |
