| Spanish abstract | El objetivo de este artículo es proponer una herramienta práctica y técnica para el cálculo de la Administración, Imprevistos y Utilidad (AIU), concepto de gran importancia en el sector de la construcción, evitando la subjetividad tradicionalmente utilizada con el fin de lograr los resultados deseados. Inicialmente se da una definición del concepto, la importancia de su aplicación, los diferentes tipos de contratos que se utilizan en el sector, la contratación con el Estado y finalmente se hace la propuesta del modelo, donde los inversionistas estiman su porcentaje (optimista, probable y pesimista) y de acuerdo a los resultados arrojados tomar las mejores decisiones. |
| English abstract | The subject of this article is to propose a tool, both practical and technical, for the calculation of AIU, a concept of great importance in the construction sector, therefore avoiding subjectivity with purpose of achieving the expected results. Initially, the concept is defined, then the importance of its application is described, the different kinds of legal documents that the construction sector uses, the contracting with the Government and finally the proposal of the model is presented, where the investors consider their percentage (optimist, probable, pessimist) and according with the results make the best decision. |
